How the Anchor System Works
Behind the panel you see is a system you do not. A steel rod or cable runs from a wale on the wall, back through the backfill, to a buried deadman, a plate, a driven pile, or a concrete beam set in stable ground. The face resists the soil, the tie-back carries the top of the wall's load back to the deadman, and together they keep the wall plumb. Lose the anchor and the wall has nothing holding its top against the bay.
Why Anchors Fail Here
Old walls used bare steel rod that rusts through in salt-laden soil, worst at the wet-dry line. Hurricane Michael's surge pulled and overloaded anchors bay-wide in a single day. And many walls simply had too few deadmen, set in loose fill. The result is a wall leaning out over the water, still faced but no longer held, often with a cap that has started to drop as the wall moves.
Resetting a Leaning Wall
If the face is still sound, a leaning wall is a repair, not a replacement, and that is a large saving. We install new anchors, often helical anchors screwed deep into stable soil past the disturbed backfill, pull the wall back toward plumb, add a new wale where needed, and re-tension with galvanized or coated hardware that survives the salt. If the face itself is also gone, we say so, because anchors on cracked panels only buy a season.
